Your boiler is an essential component of your home. Boilers provide hot water and heating to your house, and when one breaks down it can be costly.
It can also be dangerous if the failure occurs during the winter.
A boiler can typically run for 2 years before maintenance is needed. After that, your boiler will need to be checked for damage and maintenance every 1-2 years to make sure it’s functioning properly. A boiler that has been properly maintained can last well over 15 years. So, let’s take a look at the different parts of your boiler, especially the ones that might require replacing.
Your boiler will have one of two different types of tubes running out of it; a fire tube, which passes hot gasses, or a water tube, which circulates water to be heated by the external fire. Water-tube boilers are the most common.
Over time, the tubes may crack or leak due to excessive pressure or corrosion. During a routine inspection, your tubes will be inspected by servicemen, but in between if you notice a leak (a common indication is a massive drop in boiler pressure) it is imperative that you turn off your water and central air and call a serviceman. The heat-resistant material that lines the inside of your boiler is there to contain the heat and help your boiler function at its most optimal level. It’s also there to protect your house; if there is damage or wear to the refractory, your boiler can overheat and burn a hole into your wall, or worse.
At that stage, your best to replace your boiler with a newer model that doesn’t use refractory material but instead relies on ceramic fiber.
Important safety control instrumentation should be replaced as needed. Your boiler repair specialist can point out when that needs to be done during a simple inspection.
