Summer Plumbing Tips Every Homeowner in Surrey BC Should Know

Darshan Sidhu
Plumber repairing a kitchen faucet in Surrey BC

Summer may seem like the easiest season for your plumbing. There are no frozen pipes to worry about and the heavy winter rain is behind you. But summer brings its own plumbing problems in Surrey and across the Lower Mainland.

More outdoor water use, BBQ grease, irrigation, tree roots and increased household activity can all put extra pressure on your plumbing system. Heat pumps also spend more time cooling your home which means their condensate systems need to drain properly.

The good news is that many problems show warning signs before they become major repairs. A few simple checks around your home can help you spot leaks, drainage problems and failing fixtures early.

Why Summer Is a Critical Season for Plumbing in Metro Vancouver

Most homeowners think winter is the hardest season for plumbing. Frozen pipes are a real concern in colder parts of Canada, but Surrey and the Lower Mainland face a different set of summer risks.

The change from the wet season to a much drier summer can affect the soil around underground pipes.

  • Dry soil can put stress on older sewer and water lines.
  • Tree roots are another concern. As the soil dries roots look for available moisture. Older sewer laterals with cracks or small gaps can become entry points.
  • Summer entertaining can also create problems inside the home. BBQs, outdoor cooking and family gatherings mean more grease and food waste can end up in kitchen drains.
  • Outdoor plumbing also comes back into regular use. Hose bibs, irrigation systems and sprinklers may have been sitting unused for months.
  • Heat pumps create another seasonal concern. When a system runs in cooling mode, it produces condensate that needs to drain away properly.
  • Wildfire smoke can also affect outdoor air quality during the summer.

Summer is also a practical time for preventative plumbing work. The weather is more suitable for outdoor inspections and underground access for plumbing services.

Outdoor Plumbing Tips

Outdoor plumbing often gets overlooked. Yet it can be one of the busiest parts of your plumbing system during summer.

Hose Bibs and Exterior Faucets

Start by turning on every outdoor hose bib.

  1. Check the faucet itself for drips. Then look closely at the connection where the pipe enters the wall.
  2. You should also check the exterior wall or siding for any sign of moisture.
  3. Pay attention to water pressure too. If one hose bib has much lower pressure than normal, check that its shutoff valve is fully open. A plumbing supply issue may also be responsible.
  4. Avoid leaving hoses permanently connected to outdoor faucets. A hose left in a bucket, pool or container with chemicals can create a cross connection risk.
  5. Backflow prevention helps protect the household water supply from contaminated water.
  6. The City of Vancouver identifies hose bibbs and underground irrigation systems among situations where backflow protection may be required.

A dripping hose bib may only need a new rubber washer. This is a simple DIY repair in many cases.

Garden Irrigation and Sprinkler Systems

Turn on each irrigation zone and watch it for a few minutes.

Look for:

  • Broken sprinkler heads
  • Clogged heads
  • Heads spraying in the wrong direction
  • Sprinklers that do not pop up
  • Wet areas that remain after the system shuts off

A wet patch that appears between watering cycles can point to an underground irrigation leak. You should also check your local water restrictions before setting your irrigation controller.

Metro Vancouver changes watering rules based on regional water conditions. Lawn watering is prohibited across the region under the Stage 2 restrictions in effect for summer 2026. The rules can change, so homeowners should check the current restrictions before watering.

Perimeter Drains and Surface Drainage

Plumber laying black perforated perimeter drain pipe in a backyard trench

Do not forget about the drainage around your home. Clear leaves, dirt and other debris from surface drain grates. Check your downspout extensions too.

Roof water should be directed away from the foundation rather than allowed to pool beside the house.

Surrey homeowners should also understand that drainage systems in the Lower Mainland are different from those commonly found in places such as Ontario.

Many Lower Mainland homes rely on perimeter drainage rather than a sump pump as the main way of managing groundwater around the foundation.

Check visible drainage outlets and make sure they are not blocked. If you notice damp areas, foundation moisture or drainage problems, book perimeter drainage services with Blue Sea Plumbing.

Kitchen and Bathroom Drain Tips

Plumber using a hand auger to clear a clogged bathroom sink drain

Summer often means more activity around the home.

Kitchen Drains: The BBQ Season Problem

BBQ season means more grease, oil, marinades and cooking fats. The problem is that grease does not always cause an immediate blockage.

When grease is warm it can remain liquid for longer and travel farther down the drain. It can then cool and stick to the inside of the pipe.

That buildup can become a serious blockage over time.

Do not pour these materials down your kitchen drain:

  • Cooking oil
  • BBQ grease
  • Meat drippings
  • Cooking fats
  • Oil-based marinades
  • Salad dressing

Small amounts of grease may be helped by hot water and dish soap, but these methods will not remove heavy buildup deep inside a drain line.

If your kitchen drain becomes slow every summer, professional drain cleaning or hydro jetting may be needed.

Also check the P-trap below the sink for signs of moisture around the connections.

Garbage Disposal Summer Tips

Garbage disposals can also get more use during summer gatherings.

  • Avoid putting BBQ leftovers, bones, grease, fruit pits or fibrous vegetables into the disposal.
  • Foods such as celery, asparagus, corn husks and similar fibrous materials can cause problems.
  • A simple rule is to keep grease and hard food waste out of the disposal.
  • When using the disposal, run cold water while it operates and continue running it briefly after switching it off.

If the disposal hums but does not turn it may be jammed. Switch off the power before attempting any manual clearing. If your unit has a manufacturer provided hex key or reset procedure follow those instructions.

Bathroom and Shower Drains

Summer activities can bring more dirt and fine debris into your shower.

Trips to White Rock beaches, outdoor sports and hiking around South Surrey can all add fine debris to bathroom drains. These small particles can travel into the drain and combine with existing hair and soap buildup.

  • Clean shower drains regularly during summer.
  • Remove the drain cover and clear visible hair and debris.
  • A simple hair catcher can also reduce the amount of material entering the pipe.
  • If sand or sediment has built up, mechanical removal is usually more useful than chemical drain cleaners.

Toilet Tips for Summer

More guests often means more toilet use. It also means a greater chance that something unsuitable gets flushed.

The simplest rule is this:

Only toilet paper and human waste should go down the toilet.

  • Do not flush paper towels, hygiene products or so-called “flushable” wipes.
  • Despite their name many wipes do not break down in the same way as toilet paper. They can contribute to blockages in household drains and sewer systems.
  • You can also perform a quick running-toilet test.
  • Put a few drops of food colouring into the toilet tank. Do not flush. Wait about 15 minutes.
  • If coloured water appears in the bowl the flapper may be leaking.
  • A worn flapper is often inexpensive to replace.
  • Also check that the toilet fills properly and stops running after each flush.

Do not ignore a toilet that rocks or moves at its base. Movement can indicate a problem with the seal between the toilet and the floor. Book toilet repair or installation services before the seal fails completely.

Water Heater Tips

Your water heater works hard throughout the year. Summer is a good time to give it some attention before another heating season arrives.

Tank Water Heaters

If your tank manufacturer recommends flushing sediment, summer can be a convenient time to do it.

Sediment can collect at the bottom of a tank and reduce efficiency over time. Older tanks should also have their anode rods checked. The anode rod helps protect the inside of the tank from corrosion.

The temperature and pressure relief valve is another important safety component.

If you are not comfortable testing or servicing this valve, have a qualified professional inspect it.

Check around the tank for:

  • Rust stains
  • Mineral deposits
  • Moisture
  • Leaking fittings
  • Water around the base

A small leak can become a major failure without much warning. Water heater services catch most problems before they turn into a failure.

Tankless Water Heaters

Tankless water heaters need maintenance too.

  • If your unit has been running for a year or longer, check the manufacturer’s maintenance recommendations.
  • Descaling may be required depending on the model and water conditions.
  • The inlet filter should also be checked and cleaned when recommended by the manufacturer.
  • Look at the vent termination outside the home. Birds and insects can build nests in or around vents during warmer weather.
  • A blocked vent can cause the system to shut down.

If your hot water is taking longer to heat or stays lukewarm at normal flow rates the heat exchanger may need professional attention.

Heat Pump and Heating System Plumbing Tips

What most homeowners forget is that heating systems also need plumbing inspections.

Heat Pump Condensate Drainage

When a heat pump or air conditioner cools your home, it removes moisture from indoor air. That moisture becomes condensate. The water needs to drain through a condensate line to a suitable drain or outlet.

Check the condensate outlet during the cooling season. When the system is running, you should normally see water draining where the system is designed to discharge it.

For simple maintenance, follow your equipment manufacturer’s instructions. If you are comfortable doing so a small amount of diluted white vinegar may be used in some condensate drain systems to help control buildup.

If water continues to overflow, stop and have the system checked.

Hydronic Heating System Summer Check

Your boiler or radiant heating system may not be running much during summer. That makes summer a good time to prepare it for the next heating season.

Check for signs of pressure loss, unusual noises or uneven heating that appeared during winter.

If you have radiators that were noisy or did not heat evenly, make a note of the issue now rather than waiting until the first cold day.

Hydronic systems also have components that require professional inspection and maintenance. If your system uses gas, any gas related work should be completed by an appropriately licensed professional.

FortisBC recommends regular servicing of gas appliances by a licensed gas contractor and provides guidance on appliance maintenance and safety.

Underground and Sewer Line Tips

Some of the most expensive plumbing problems are the ones you cannot see.

The Water Bill Check

Your water bill can act as an early warning system.

  • Compare your summer water use with previous months and years. An unexplained increase deserves attention, especially if your household habits have not changed.
  • You can also perform a basic water meter check.
  • Turn off taps, appliances and other water-using fixtures in the home. Record the meter reading.
  • Wait for a set period and check it again.
  • If the meter continues moving while no water is being used you may have a leak.

Wet Patches and Ground Conditions

Walk around your property during the summer.

Look for:

  • Wet patches in otherwise dry areas
  • Unusually green strips of grass
  • Soft ground
  • Depressions in the lawn
  • Damp areas around the driveway
  • Sewage smells near the property

These signs can point to an underground water or sewer problem.

A wet patch does not always mean you have a sewer leak. Irrigation problems and other sources can cause similar symptoms.

That is why proper testing matters.

Tree Root Intrusion: Summer Is Peak Season

Mature trees are common across Surrey, Delta, South Surrey and White Rock.

Tree roots naturally seek moisture. Older sewer lines with cracks, damaged joints or gaps can give roots an entry point.

Watch for several warning signs at once. Slow drainage in several fixtures is more concerning than one slow sink.

Other signs include:

  • Gurgling drains
  • Repeated blockages
  • Outdoor sewage smells
  • Water backing up into lower fixtures

If your home has an older sewer lateral, especially in a mature neighbourhood, a camera inspection can show what is actually happening inside the pipe.

The City of Surrey also advises property owners to keep their private sanitary service connections clear and functioning properly. It notes that a plumber can use a camera to inspect the service connection for blockages or pipe damage.

Water Pressure: What Summer Demand Does to Your Supply

Summer can change how much water a community uses. Irrigation, gardens, outdoor cleaning and other activities increase demand.

Metro Vancouver manages a regional drinking water system that serves more than three million people through its member jurisdictions.

If your home’s water pressure suddenly changes, first:

  • Check whether the problem affects one fixture or the whole house.
  • A weak kitchen faucet may have a clogged aerator.
  • Low pressure throughout the home is a different matter.
  • Ask neighbours if they are experiencing the same problem.

If several nearby homes have the same issue, the cause may be outside your property.

If the problem is limited to your home, check that the main shutoff valve is fully open.

Very high water pressure can also damage fixtures and appliances. If you regularly notice excessive pressure, water hammer or fixtures behaving strangely, have the system checked.

For ongoing pressure problems, professional testing can identify whether the issue is inside the home or coming from the wider supply.

Strata Building Tips

Plumbing maintenance is just as important for strata owners and residents. In condos, townhouses and other strata properties, one plumbing problem can affect several homes.

Know your suite shutoff valves

  • Find the valves that control water to your suite.
  • Check where they are located under sinks, behind toilets and at other fixtures.
  • Do not wait for an emergency to find out that a valve is stuck.

Washing machine hose check

  • Inspect your washing machine hoses for signs of wear.
  • If you still have older rubber hoses, consider replacing them according to the manufacturer’s recommendations.
  • Stainless-steel braided hoses are commonly used as an alternative.
  • A failed washing machine hose can release a large amount of water in a short period.

Report slow drains promptly

  • Do not ignore a slow drain in a strata building.
  • The problem may be inside your suite, but it can also be connected to shared plumbing.
  • Reporting the issue early can help prevent a larger blockage or backup.

Know where your suite main shutoff is

  • Find the main valve for your unit.
  • Make sure you know how to shut off the water if a pipe breaks or an appliance begins leaking.
  • This is especially important if you plan to leave your unit for an extended summer trip.

FAQ | Summer Plumbing Tips in Surrey BC

What is the most important summer plumbing check for Surrey homeowners?

  • Start with the things you cannot easily see.
  • Watch for unexplained changes in water use, wet patches in the yard, repeated drainage problems and sewage smells.
  • If several fixtures become slow at the same time, the problem may be farther down the drainage system.
  • Older homes with mature trees may also benefit from a professional sewer camera inspection.

Why does my kitchen drain slow down every summer?

BBQ season often means more grease, oil and cooking fats going into the kitchen drain. If the same problem returns every summer, a professional drain cleaning or hydro jetting service may provide a longer-term solution than repeated plunging.

Do Surrey homes need sump pump maintenance in summer?

Not every Surrey home has a sump pump. Many Lower Mainland homes use perimeter drainage systems instead.

If your home does have a sump pump, test it according to the manufacturer’s instructions. For homes with perimeter drainage, check that visible outlets and drainage paths are clear.

Can I water my lawn any time during Metro Vancouver summers?

No. Metro Vancouver uses seasonal water restrictions, and the rules can change as water conditions change.

My heat pump is dripping water inside, what’s happening?

Check the condensate outlet and follow the manufacturer’s maintenance instructions.

If water continues to leak inside, have the system inspected before it causes damage to flooring, walls or ceilings.

How do I know if my sewer lateral has tree root intrusion?

A camera inspection is the best way to see the inside of the sewer line and confirm whether roots, cracks or another blockage are causing the problem.

Is summer a good time for a plumbing inspection in Surrey?

Yes. Summer is a practical time to check outdoor plumbing, drainage and underground systems before the wetter months return.

What should I do if I notice a wet patch in my yard during summer?

First, check whether the area could be caused by irrigation. You can also check your water meter with all household water use turned off. If the meter continues to move, there may be an active water leak.

If the wet patch remains unexplained, have the area investigated.

Extremely happy we went with these guys. Very responsive in texts and phone calls. They replaced my gas hot water boiler with a tankless hot water heater with the brand and model that I wanted. Turn around was very quick. They cleaned up after themselves. Even though my utility closet was tight, they worked hard to remove the hot water tank and was still able to provide the service with a smile. We will be using these guys again for future needs.

I found Blue Sea from a Google search and saw their high rating and decided to give them a chance. I was calling on behalf of my elderly parents as they had a tub faucet leak (constant dripping) and also wanted to get new faucets for their kitchens installed. Darshan and the team did a great job and had VERY reasonable rates. About 2 months later, this past weekend, their hot water radiant heating stopped working. My dad called me again as he didn’t have their direct number and again Blue Sea came out right away and fixed the issue. The fact that they are reasonable in their rates and are able to fix the issue without unnecessary work or up charging (we have had bad experiences in the past!) is the reason my parents and also I have made them our go-to guys. With plumbing and heating issues, as a homeowner, you are often left wondering if you were fairly charged because we are not experts in this field. Sure you can google possible issues etc but we place a lot of trust in the tradespeople we hire as they are the experts. I feel that Blue Sea can be trusted and we also appreciated the next day follow up call to make sure the heating was working. Highly recommend and please continue running your business with honesty and fair pricing - word of mouth spreads and you will get more customers coming your way!

I recently had my boiler replaced by Blue Sea Plumbing, and I couldn’t be happier with the service. Darshan, the owner, was professional, knowledgeable, and easy to communicate with from start to finish. He took the time to explain the process clearly, answered all my questions, and made sure I was comfortable. The work itself was done efficiently and with great attention to detail. Darshan showed up on time, kept the workspace clean, and completed the job within the promised timeframe. The new boiler is working perfectly, and I’ve noticed a big improvement already. I highly recommend Blue Sea Plumbing to anyone looking for reliable and high-quality plumbing services.
